Wagon Wheel RV PArk RULES

​

Rent Payments: Payment for services is required at the time of registration.  There will be a $35 fee for any returned check. If applicable, late charges will apply as well.  Payment is due on the 1st of the month.  Payment is considered late if not received by 6:00 p.m. on the 3rd day of the month at which time it is subject to late fees.   (Late fees are calculated at $25.00 for the first day rent is late and $10.00 per day thereafter and will continue to accrue until the full rental payment is received.)  ACCORDING TO TEXAS PENAL CODE SECTION 31.04(b), we will prosecute any violators under the THEFT OF SERVICES for those who do not pay for site services when customarily due.


Check-in/Check-out: Check-in is after 1:00 p.m.; Check-out is by 11:00 a.m. or as has been otherwise been arranged with the Wagon Wheel Office.


Pets: Aggressive breeds are prohibited.  Pets are limited to two per site or as may be arranged with Wagon Wheel Management.  Pets are to be on a leash and attended at all times.  Attaching a pet to anything other than a leash in hand is prohibited.  Owners are liable for their pets.  Pets should be walked only in authorized areas.  Pet owners are responsible for picking up their pet's waste and disposing of it properly in the dumpster in a sealed baggy.  


Speed Limit:  5 mph.    Observe at all times.  This speed limit is set for your safety as well as the safety of others.  Remember, there are children in the Park.

Site Responsibilities:  Cleanliness is necessary. Excessive clutter around your unit is not allowed and you will be required to remove all items.  Ensure that all electric cords, sewer lines, water hoses and cables are kept neat and orderly. Items such as a table, chairs, a grill, plants and bikes are allowable, but at a minimum. Use a safe container for cigarette waste.  No cigarette butts on the ground.

 

PROHIBITED ITEMS: Buckets, storage boxes, brooms, mops, trash cans, freezers, etc.; hanging of laundry in public view; stored building materials that have been in storage for longer than 60 days, any items on the grass.  If in doubt, seek advice from the office. Remember to respect your neighbors’ sites by not walking through them.

 
Changing Site: Submit a request to the office. All requests are considered and are based on availability.
 

Children: Complete responsibility lies with parents and guardians.

 

Electric Pedestals: Hanging or attaching anything to a pedestal is prohibited.  Tampering with any Wagon Wheel electric meter service or connection is similarly prohibited.

 

Electric Service:  Unauthorized electric service will not be approved and will be disconnected if and when detected.   Submit all requests to alter or add to your electric service to Park Management.  Do not attempt or start any alteration or addition without written approval of Park Management.

 

Clothes Washers and Dryers:  Wagon Wheel provides a coin-operated laundry for the sole use and convenience of our guests.  No personal washers or dryers are allowed within Wagon Wheel Park except those that are incorporated in a motorhome or RV by the manufacturer and that are not in the Park for extended periods.   Should this rule be violated we will charge an additional fee of $25.00 per site per month which will be added to your rent.  It will appear on your rental statement as “Additional Services.”

 

Sewers: An airtight sewer connection is required at all times. Leaks in a sewage system must be repaired or replaced immediately. If not repaired, the park will assume this responsibility at a cost to the guest. In addition to repair costs there may be a minimum charge of $50 for raw sewage cleanup.

 

Toilet Paper:  The Wagon Wheel Sewer System is Septic and requires special treatment.   Do not flush any items such as diapers, washcloths, wipes, paper towels, newspaper, feminine products, or anything other than approved toilet paper down the drain.   Approved toilet paper is single ply toilet paper or toilet paper that is clearly marked “approved for septic systems.”    If a sewer clog occurs and it can be traced back to your RV or Cabin or Cottage you will be charged for the  cost to clear the stoppage.
 

Propane Tank Refills:  Guests are responsible for the filling of their Propane Tank(s).  Sometimes Propane delivery is available from an independent operator but most times the Guest will need to take the tank to a refill station.  Call the office for information if needed.
 

RV Washing: Guests are expected to keep their RV’s clean and neat. We only allow Guests to use an independent washing service that provides their own wash water.  (Use of Park water is never allowed for washing RVs or Motor Vehicles.)  Regular washing of an RV onsite is encouraged. In some cases, the park may require the cleaning of a RV.
 

Vehicles: Vehicles are limited to two per site, and only if both fit on the site’s parking surface. Parking on the grass, roadway or another site is prohibited without permission from Park Management.   Parking violators may be fined at the rate of $25.00 per day / per occurrence at the discretion of Park management.  If additional parking is desired, make arrangements with the office. There may be an additional charge per month. Washing of vehicles onsite is prohibited.  (See previous paragraph.)  No major vehicle repairs will be permitted on Park property. No unregistered or inoperable vehicles are allowed. 

 

Trash Pick-up:  Place your bagged trash in Park Trash Dumpster.  The Dumpster is usually emptied on Mondays and Fridays.  Do not place large tree limbs, furniture or other large items in the Dumpster.   Do not place items on the ground around the Dumpster.   THE DUMPSTER IS INTENDED FOR HOUSEHOLD TRASH ONLY.  If you have large items please contact the office to find out how about proper disposal.

 

Disorderly Conduct:  Loud, obnoxious, disorderly, boisterous, or unlawful conduct or conduct that disturbs or threatens the rights, comfort, or convenience of others in or near the Property will not be tolerated.   Quiet hours at Wagon Wheel RV Park begin at 10:00 p.m. and continue until 7:00 a.m. 

 

Violence: Violence or the threat of violence will not be tolerated.

 

Weapons:  No display, discharge or possession of a gun, knife or other weapon in any way that may alarm others is allowed.

 

Fireworks:   No Fireworks or the discharging of Fireworks are allowed within Wagon Wheel RV Park at any time.

 

Illegal Narcotics:   The possession, sale or manufacture of illegal drugs or drug paraphernalia on your RV Site or anywhere on Wagon Wheel Property is strictly prohibited.  Those found in violation of this policy will be reported to authorities and immediately removed from Wagon Wheel RV Park.

 

Solicitation:   Solicitations of any kind or type is absolutely prohibited within Wagon Wheel RV Park. 

 

Personal Business: The operation of a business on the RV Site or on the Property is prohibited without consent of Park Management.  Please contact management for details.

 

Video Surveillance:  Video Cameras are located within the Park and are there for both your protection and for ours. 

 

Construction:  Construction projects such as decks, stairs etc., will not be allowed unless approval has been granted by Park Management.  A project request must be submitted in writing to Park Management and the request must be approved prior to commencement of any construction project.

 

RV Long-term Guests & Occupancy: The monthly rental rate is based on two persons and one child under the age of 13. The price for an additional occupant over the age of 13  is $60 per month. The first month may be prorated. Payments are due on the first of the month.

 

Cabin / Cottage Guests & Occupancy:  Some cabins / cottages will accommodate 1 person and some will accommodate 2 persons.   Exceptions are on a case by case basis and additional fees will be charged accordingly.   Consult with Park management.   All persons occupying a cabin or cottage must be declared at check-in.  No additional persons will be allowed following check-in without Park management approval.   Violators will be instructed to leave the Park.

 

Background Checks:  We will perform background checks (credit and criminal) on all persons applying for residency at Wagon Wheel RV Park.  A fee will be charged the applicant for this service.   When you sign background check document you are granting us permission to conduct such a check and agreeing to pay the applicable fee.

 

Garage Sales:  Garage sales are not allowed on Park property.  Violators may be fined at the rate of $75.00 per occurrence.

 

INDEMNITY AND WAIVER OF LIABILITY:  Customers shall indemnify and hold Wagon Wheel RV Park harmless from and against any and all claims, demands, costs, expenses, water, wind, civil strife, or acts of God, actions or indications of other customers, guests, invitees or licensee of customer or any other customer actions or inactions (or those of their employees, agents or invitees), or any other causes related to customer’s use or occupation of the RV site. The management assumes no responsibility for accidents, injuries or loss from any cause.
 

THEFT OF SERVICE LAW:  According to Texas Penal Code Section 31.04(b), any guest who leaves without paying for services rendered or who refuses to pay for site services when customarily due, is subject to criminal prosecution. Wagon Wheel RV Park is providing service hook-ups for your RV. Wagon Wheel RV Park requires payment in advance and will prosecute any violators under the “Theft of Services” law.


RIGHT OF REFUSAL:  Wagon Wheel RV Park reserves the right to refuse service at any time and to have a guest vacated from the park property in the event of inappropriate behavior or infraction of this agreement without refund.  If someone is expelled from the Park, they may not return to the property even if it is to visit another Park guest.
 

REFUNDS of RENTS:  Wagon Wheel RV Park maintains a No Refund Policy to onsite guests.

ALL RIGHTS GRANTED TO REGISTERED GUESTS IN OUR PARK ARE THROUGH A REVOCABLE LICENSE, WHICH MAY BE REVOKED AT ANYTIME.  UNDER NO CIRCUMSTANCES SHOULD YOU CONSIDER YOURSELF A TENANT WITH A LEASE.
