
Wagon Wheel RV PArk RULES
Park Management may apply financial penalties and/or require removal from the park for rule violations, which may result in additional enforcement action, including removal from the park when appropriate.
Pads: All RV’s must have at least 12” by 12” pads under all supports to prevent damage to asphalt.
Rent Payments, Returned Check Fees, etc: Payment for services is required at the time of registration. There will be a $35.00 fee for any returned check. If applicable, late charges will apply as well. Payment is due on the 1st day of the month. Payment is considered late if not received by 5:00pm on the 5th day of the month at which time it is subject to late fees. Late fees are calculated at $25.00 on the first day rent is late.
Move Out Notice: RESIDENTS MUST PROVIDE A MINMUM OF THIRTY (30) DAYS’ NOTICE PRIOR TO VACATING, NO REFUNDS OR RENT PRORATIONS WILL BE PROVIDED FOR FAILURE TO GIVE PROPER NOTICE.
Do Not Walk/Cross Over Any Other Lots/Sites: No Shortcuts through other sites are allowed.
Storage Sheds: Please let us know if you are planning to get a small shed. Sheds are encouraged and should be placed behind the RV or on the backside of the lot if possible. Please store any extra items in your shed instead of leaving them under your RV unless the items are in a storage box neatly stored under your RV or your RV is skirted
Site Responsibilities: Cleanliness is necessary. Residents are required to maintain their site in a clean, neat, safe, and orderly condition at all times. All electric cords, sewer lines, water hoses and cables must be properly connected and kept near and orderly. Items such as tables, chairs, grills, plants, and bicycles are permitted but must be maintained in a neat and orderly manner.
Sites must remain free of excessive clutter. Personal belongings and stored items must be kept organized and out of sight whenever possible.
Residents must properly dispose of cigarette butts and other litter. DO NOT THROW THEM ON THE GROUND OR PUT THEM IN THE PLANTS. Management reserves the right to determine whether a site is being maintained in a clean, safe and orderly condition.
Prohibited Items: Excessive outdoor storage is prohibited. Household items, appliances, construction materials, vehicle parts, tires, scrap materials, and similar items may not be stored outside the RV, Cabin, storage shed, or approved storage container.
Residents making approved improvements to their RV may temporarily store materials related to the project at their site for up to sixty (60) days. Residents will be given notice to remove prohibited items. Failure to comply may result in enforcement action, including notice to vacate.
Trash Pick-Up: Place your bagged trash in the park trash dumpster. The dumpster is usually emptied on Monday and Thursday. Do not put furniture, mattresses, construction materials, or other large items in the dumpster unless you cut them up into very small pieces. Bigger items need to be taken to the Landfill. Break boxes down BEFORE disposing in the dumpster, as they take up too much space. Also do not leave anything around the dumpster. If you are found to be leaving bulky items around the dumpster, you will be charged the fee to have it removed. The dumpster is for RV park residents use only. No parking around the dumpster area.
Children: Parents and guardians are responsible for the supervision, safety, and conduct of their children at all times.
Children may not be left unattended in a manner that creates a safety concern or disturbance to other residents.
Children may not enter, play on, or use another resident’s site without the resident’s permission.
Children may not engage in activities that may cause damage to another resident’s RV, vehicle, personal property, or site.
All toys, bicycles, balls, and other play equipment must be stored neatly behind, under, or inside the RV/Cabin, or in a storage shed when not in use.
Pets: Aggressive or dangerous animals are prohibited. Management reserves the right to require the immediate removal of any animal displaying aggressive or threatening behavior. Dogs, cats and all other pets must be kept on a leash at all times when outside of the RV or Cabin and may not be left unattended outdoors (if you are not outside, the pet cannot be outside). Residents must immediately clean up and properly dispose of all pet waste. Residents are responsible for the conduct of their pets and for any damage or injury caused by them. Failure to comply with pet rules, including repeated failures to clean up pet waste, may result in fines and enforcement action, including termination of residency. A designated Dog Walking Area with Pet Waste Disposal Stations are located near the front cabin and near the Dog Park and Drain Fields.
Guests: Residents are responsible for the conduct of their guests. Guests must comply with all park rules and regulations. Repeated violations by guests may result in enforcement action, including termination of residency.
Vehicles: Residents are limited to a maximum of two (2) vehicles per site. Both vehicles must fit entirely withing the site’s designated parking pad. Parking on the grass, roadways, or another resident’s site or vacant lots is prohibited. A third vehicle may be permitted only with prior Management approval and must be parked in a designated overflow or visitor parking area. Approved third vehicles are subject to a fee of $25.00 per month. Trailers, boats, ATVs, utility/cargo/storage trailers, or similar equipment require prior Management approval and may be subject to additional Trailers, boats, ATVs, storage trailers, and similar equipment may only be parked in location designated by Management. Approval is subject to available space, and additional fees may apply. No unregistered or inoperable vehicles are permitted. Vehicle maintenance, repairs, restoration projects, or mechanical work that creates clutter, noise, safety concerns, or remains ongoing for an extended period of prohibited.
NO RV Washing or Car Washing: To be done by outside companies that bring in their own water ONLY.
Electric Service: Unauthorized electric service will not be approved and will be disconnected if detected. Submit all requests to alter or add to your electric service to Park Management. Do not attempt or start any alteration or addition without approval of Park Management.
Hanging or attaching anything to a pedestal is prohibited. Tampering with any Wagon Wheel electric service or connection is similarly prohibited.
Laundry: Wagon Wheel provides coin-operated laundry for the sole use and convenience of our residents. We can exchange bills for coins at the office. Use HE soap only! Only washers and dryers incorporated into an RV or motorhome by the manufacturer can be utilized. No washers or dryers will be housed outside.
Sewers: An airtight sewer connection is always required. Leaks in a sewer system must be repaired or replaced immediately. If not repaired, the Park will assume this responsibility at a cost to the residents. In addition to repair costs there will be a minimum charge of $50.00 for raw sewage cleanup.
Toilet Paper: Wagon Wheel RV Park’s sewer system is SEPTIC and requires special treatment. Do NOT flush any items such as diapers, washcloths, wipes, paper towels, newspaper, feminine products, or anything other than approved toilet paper down the drain. Approved toilet paper is Single Ply Toilet Paper or toilet paper that is clearly marked as “Approved for Septic Systems” Camping Toilet Paper. If a sewer clog occurs and it can be traced back to your RV or Cabin, you will be charged for the cost to clear the stoppage.
Propane Tank Refills: Residents are responsible for the filling of their propane tanks. You will need to take the tank to a refill station or call a propane delivery service.
Disorderly Conduct: Loud, obnoxious, disorderly, boisterous, unlawful, threatening, or disruptive conduct that interferes with the rights, comfort, or convenience of others will not be tolerated. Disorderly conduct may result in warning, written notices, notice to vacate, or immediate removal from the park depending on the severity of the conduct. Violence, threats of violence, or the display of weapons of any kind in a threatening manner may result in immediate removal from the park.
Fire Pits and outdoor Fires: Fire pits and outdoor fires must comply with all local burn bans and fire restrictions in Comal County. Fires must be always attended and fully extinguished before being left unattended. Management may prohibit outdoor fires at any time due to weather conditions, safety concerns, or local burn bans.
Fireworks: Fireworks or display or discharge of fireworks are not allowed within Wagon Wheel RV Park.
Illegal Narcotics: The possession, sale or manufacture of illegal drugs or drug paraphernalia on your site or in your cabin or anywhere on Wagon Wheel property is strictly prohibited. Those found in violation of this policy will be reported to the authorities and will be immediately removed from Wagon Wheel RV Park, with the forfeiture of the deposit.
No Solicitation of any kind or type is allowed on Wagon Wheel RV Park.
Quiet Hours: Quiet hours are from 10:00pm to 7:00am. Residents and guests are expected to be respectful of their neighbors by keeping noise, music, televisions, conversations, vehicles, and other disturbances to a minimum during these hours.
Video Surveillance: Video Cameras are in use throughout the park for the safety and security of residents and park property. Recorded footage may be reviewed by management and provided to law enforcement or other authorities when appropriate.
Construction and Site Improvements: Construction of decks, stairs, sheds, fences, patios, or any other site improvements require prior Management before work begins. Residents making approved improvements to their RV or site may temporarily store materials related to the project at their site for up to sixty (60) days. All work areas must be kept clean and safe throughout the project.
Failure to obtain approval or to maintain the site in a safe and orderly condition may result in removal of materials, restoration of the site at the resident’s expense, or other enforcement action.
Cabin Guests and Occupancy: Occupancy limits vary by cabin. Residents and guests must comply with the occupancy limits established by Management. No smoking of any kind is allowed inside of the cabins!
Indemnity and waiver or liability: Residents shall indemnify and hold Wagon Wheel RV Park harmless from and against all claims, demands, costs, expenses, water, wind, civil strife, or acts of God. Actions or indications of other customers, guests, invitees, or licensee of customer or any other customer actions or inactions (or those of their employees, agents or invitees), or any other causes related to a resident’s use or occupation or of the RV site. The management assumes no responsibility for accidents, injuries or loss from any cause.
Theft of Service Law: According to the Texas Penal Code Section 31.04(b), any resident who leaves without paying for services rendered or who refuses to pay for site services when customarily due, is subject to criminal prosecution. Wagon Wheel RV Park requires payment in advance and will prosecute any violators under the “Theft of Services” law.
Right of Refusal: Wagon Wheel RV Park reserves the right to refuse service, terminate residency, or require a resident to vacate for violations of park rules, inappropriate behavior, safety concerns, or conduct detrimental to the park or its residents.
Speed Limit: THE SPEED LIMIT IN THE PARK IS 5MPH. Remember, there are children in the park. The speed limit is set for the safety of EVERYONE in the Park.
Changing Sites: Submit your request to the office. All requests are considered and are based on availability. A transfer fee of $25.00 will be assessed to your account.
Residents are responsible for ensuring that family members, guests, and pets comply with all park rules and regulations. Repeated failures to clean up pet waste may be considered a violation of park rules.
Rule Violations: Residents are expected to comply with all park rules and regulations. Failure to comply may result in warnings, fines, restriction of park privileges, notice to vacate, termination of residency, or other action deemed necessary by Management.
